☞ DWELL: 423 West 141st Street Townhouse



OPEN HOUSE: Sunday, May 16th, 1:00-3:00 PM. New on the market is the 20 foot wide townhouse, on the corner of 141st Street and Hamilton Terrace, which is asking for $1.7 million. Even though the single family home has reached the Holy Grail of home width, the depth of the lot falls short at 58.5 feet with no garden in sight. The good news is that this 3,440 square foot, six bedroom, two and a half bath home has an immense amount of original details which includes six working gas fireplaces. The location is one of the more charming corners of Hamilton Heights and the house partially faces Hamilton Grange at St. Nicholas Park. The closest subway is about a five minute walk to the B,C train at 135th Street and St. Nicholas Avenue. The down side is that there's not much to do in this corner of West Harlem since most of the better stores and shops are further south. House photo by Ulysses.

  3. Yeah, I agree. No backyard would really suck. I think it's probably more in the range of 1.2-1.3M tops!

  5. 10:07pm, you don't think this place can capture $400 ppsf? (or $1.4 - $406ppsf). A Corner & 6 working gas fireplaces?

    I see these 2280 FDB condos asking $1.3 for 1300 and 1400 sq'....apples and oranges yes, nonetheless you can duplicate that inventory, and it will be duplicated annually going forward in harlem for a good while.

    this listing? no, you can't duplicate this above quite so readily. the lack of a yard is noted, but also is the corner and the full sun exposure exceeding what most have Manhattan. no, this listing has a few compelling feathers in it's cap distinguishing itself from a whole lot of other options out there in the area. I saw someone on craigslist has demo'ed a HamHts townhouse and has a shell that's ready to go and wants $750,000 for the shell.

    I'm guessing this will sell for about $1.4 - $1.5M. This will appeal to many looking to come back to Manhattan but want space, a house and not apartment style living (condos and coops) don't have kids, etc. It will also appeal to people in other areas of the City that can't afford anything close to where they currently dwell.

    People get tired of apartment bldg living and the notion or idea of actual home in Manhattan is a dream too far. Well, not in this case.

  6. This should be listed at 1.4 but they will never get asking. This is a single family non renovated home with no out door space. These people the above person is speaking of are more likely to choose one of the many 3 families listed for allot less.

  7. I would be suprised if this went exactly at ask given the location (while in a beautiful historic district it has less amenities than the properties in South Harlem & right above 125th). That said, townhouses, much more than apartments, are worth what one buyer is willing to pay for them, because they are all unique. The stairs in the middle is interesting as it allows both rooms to be full width, although it also canibalizes space for bathrooms, etc. that modern buyers like to see. It also does appear to have a garden and it appears somewhat renovated though kitchen and bathrooms probably need updating. My guess is around 1.4-1.5 but could see the right buyer falling in love.
