☞ DWELL: 430 West 147th Street Townhouse




Open House: Sunday, June 13th, 2:00-4:00 PM. One of the largest properties on the market is move in ready, in a historic district and has had a million dollar price chop from when it first was listed two years ago. Number 430 west 147th Street, is a 23 x 66 foot wide corner building on Convent Avenue with an estimated (according to the broker) 7,500 square foot of space (?). The landmark limestone has 10 bedrooms, 4 Full baths, 1 Partial bath and a Convent Avenue side exposure with windows and a juliette balcony. The house is being used as a single family but C of O records has some old SRO paperwork on this one and the HPD records do not show any Certificate of Non Harassment filed. The location is charming but lacking any local amenities and the closest subway is a short two blocks to the A,B,C,D stop at 145th Street. The asking price basically starts at $3 million and everything looks pretty spot on as far as the interior is concerned. It's one of the higher price tags but it's also a huge house. Thoughts?   1. This house was first listed in 2007 at $4.8MM, so the price chop is really huge at this point. I agree that it's on a great block, and it has been renovated soup to nuts. However, I went to a prior open house, and some of the renovation choices are very personal and sometimes questionable. For example, the wood floors on the parlor level seem to be prefinished, which is a little low end considering the amount of money that was spenton other items.

  3. I've seen this house several times. The owners really went all out on the renovation but it feels very sterile, not very comfortable. Yes, it would be awesome to have a home screening room, but on the parlor level? Where would you sit and hang out with friends or family? And the kids' rooms are just the width of one window. Great for a baby's nursery, but any kid older than 2 needs more space. It's not quite as move in ready as the price would make it seem.

  4. I have seen this- the top floor hasn't been touched, really, much at all in terms of renovation. I think something like $2.4m sounds more reasonable.

  5. The entrance to the A,B,C,D subway station is actually at the corner, on 147th street and Convent.

    There are 6 bedrooms on the top floor. More than enough space for a child over the age of 2.
