☞ DWELL: 156 West 132nd Street Townhouse




OPEN HOUSE: Sunday, August 29th, 1:00 PM-3:00 PM. There was a narrow open lot a couple of years back at 156 West 132nd Street, between ACP/7th and Lenox, but today, a new brownstone building sits on the formerly abandoned site. The new 3-story, 2,340 square foot townhouse is not entirely historically accurate but trying to get a 2-family building (two 2-bedroom duplexes) out of a 12 foot wide building must provided a lot of design challenges. The interior has pretty moderate grade finishes but actually done in a non offensive way. The only questionable design choice would be the exposed gas meters at the front and the less than accurate entrance door. Location wise, it's only 3 blocks to the Lenox 2,3 express train at 135th Street (as recently noted) but the block still has that one shell to the left side of the building. The asking price is currently at $999K. Thoughts?

  3. Agreed that those were questionable design choices, but the gas meters could be concealed and the door replaced with a more period-appropriate replica fairly easily and inexpensively.

  5. Why would you walk 7 blocks for a train when the 2 and 3 stop at 135 st. The finishes are perfectly fine. The granite backsplash is expensive.Stainless steel applainces. The problem with this place is its to small.

  6. Bathroom fixtures in particular (lighting, mirrored medicine cabinet, etc) are cheap and look like a rental apartment. Off the shelf Home Depot.

  7. Finishes look alright to me. I thought the bathroom was pretty nice! What's wrong with Home Depot? ;)

  8. This two duplex townhouse maybe 12 feet wide but with a building depth of 65 feet it is 15 feet longer than neigboring townhouses. The layout is pefect for two owner users or for an owner plus rental. Each duplex has 2 bedrooms and 2 full baths making it perfect for a roommate situation should the new owner want several roommates. Each apt has its own washer/dryer. There are walled air conditioners in just about every room. The appliances though not high end are stainless steel and includes a dishwasher and microwave in each apt. The lower duplex has the rear garden, and the larger upper duplex has a bulkhead (stairs) vs a ladder to the roof where a private bi-level roof deck is possible since the building's air rights provides for an additional floor. The cellar is accessed from outside via separate doors in the front of the townhouse and in the rear where the garden is located making it perfect for entertaining. The cellar is finished with recessed ceiling lighting, sheet rocked walls, and plenty of electrical outlets. I envison a pool table and a flat screen t.v. in the cellar in addition to a home gym.
