☞ DWELL: 381 Lenox Avenue Condominiums



The New York Times reported last month on the 3 penthouse purchases at 381 Lenox Avenue by basketball great Walt Frazier.  Looking at the Streeteasy sales records, it looks like that 10 of the building's 19 units were sold in 2009 (which is surprising), 3 sold in 2008 and the new construction originally opened in 2005.  Pricing was probably on the extreme side in the beginning so the current units moving in the mid $400-$500 range seem to be at the right asking: LINK.  Having sold the penthouse units to Mr. Frazier, the remaining three 2-bedroom apartments have the lower common charges which fall in the mid $600's.   1. Lenox north of 125th is coming along nicely, with the new Red Roster to open soon, Chez Lucienne established and now this building having its apartments eventually selling, and my Favorite addition to Lenox, Maysles cinema.
