☞ DWELL: 2280 Adam Clayton Powell Boulevard



The 18.4 foot wide corner building at 2280 ACP/7th Avenue and 134th Street might be heading towards the right direction in 2011 based on recent price adjustments.  The red brick townhouse which boast 6 renovated floors was up on the market 2 years ago for $3.85 million and then proceeded to have price cuts until the asking was hovering around $2 million for most of 2010.  After another reduction as of last week, the nearly 5,000 square foot of space is now going for $1.7 million.  The big plus is the garage at the side of the building but the bachelor pad styled interior might not be as attractive to some.  Block wise, the immediate area is more on the residential side so having a car will be a plus for the new owner. Thoughts on the current asking?

  1. what an exceedingly odd kitchen. It appears to have an eight-burner stove plus a convection oven but relatively little counter space and what on earth is it covered in?

    But with commercial space on the ground floor, the garage and plenty of space I think it’s a steal @ that price.

  2. Sanou's Mum--you're definitely right about that kitchen. That is a weird one.

    In fact the whole project is downright weird: it's a great location, of course, but this is definitely more, I dunno, elaborate than other up-market developments nearby. Garage! Blue kitchen! I'm not even altogether clear--this isn't multi-family, right? Well, it's odd in any case. Nice, but odd. Price sounds about right to me.

  3. The price seems rather low to me, but as I remember some comments on an earlier post for this building referenced some construction or contractor issues, so perhaps that's what's pushing the price down.

  5. Also, it does have a lot of counter space. It's just cut off on the left. Curbed has a better image up to show that.

  6. Curbed does have a photo that’s not as cropped and there is counter space on the left but it’s nowhere near the stove.

    Face it, it could have all the counter space in the universe and it would still be a nightmare with that blue. I doubt if it can be covered up easily, looks like some weird material.

    All in all though I think it’s an excellent buy.

  7. Just do as the commercials say and get the cupboards refaced.

    The blue doesn't bother me though and it looks like it is high gloss.

    I think I'd keep the ground level blue and the uppers I'd replace with glass paneled doors with a faint blue or white tint on the glass or maybe a mock stained glass.
    Or maybe see if I can get the oven door replaced in a kicking blue or deeeeep black.

    PS bachelor speaking and once you taste my cooking you'll not give a hoot about my color scheme.

That's what really gets me when people buy houses and then proceed to "decorate them to fit there needs"...never thinking that at some point you may want to sell and not everyone is going to want to cook in a "Space Odyssey" Kitchen....so who ever buys it will undoubtedly have to put in more money to change the kitchen and any other rooms ( if that kitchen is any indication)

  9. In fairness, Naomi, one assumes this person wasn’t planning on selling. My house is decorated the way I wanted it because it’s my house and I plan on living here for a long time. Obviously if I planned on flipping it I might have held back on the wallpaper. In my opinion anyone who moves into a home without realising they are going to want to change things has a deficit of personality.

    But this damn kitchen. . . what were they thinking?

  10. If I remember correctly the apartment is technically an office. It’s been well over a year since I saw the space or heard the story but I think that is what it was.
    I wouldn’t go as far as to say he was a bad builder. My partner and I bought our property from him in July of 2009 and we have had no problems. He was cheap on some of the finishes but they were easy to enough to change.
    While very modern for my taste those are 80k plus cabinets, anyone who took them out would be an idiot. I've seen kitchens with a half a fridge and a hot plate. This is New York. Lets be real.

  11. Personally, I think this kitchen is hot! Unfortunately, it is a poor contextual fit with the remainder of the home (I've seen pics of othe rooms). And who cares what the next buyer thinks! If you plan to live there, you design and decorate for yourself. Otherwise you will never fully feel at home, and that defeats the purpose of purchasing a property.

  12. There are pictures on StreetEasy. This place comes equipped with a gym, a jacuzzi, some heated floors, offices as CJS mentioned. . . I gotta admit I don’t quite get this building but if I were to find that the deed had fallen onto the mat through my letter slot I wouldn’t rip it up.
