☞ DWELL: 107 West 120th Street Brownstone


UPDATE: THIS IS A CONDO UNIT OFFERING TO COMBINE THE TOP HALF OF THE BUILDING.  The fixed up 20 foot wide property at 107 West 120th Street went up on the market in the past month that might seem like a pretty good deal for the $1.3 million but it turns out to be just only half of the building. The block right by the historic district is definitely charming enough and the 3,759 square foot townhouse has all the infrastructure upgrades in place BUT the price is only for half the house. With that said, a DOB permit is already in place (and approved) to combine the chopped up units on the third floor if that is what a potential buyer is looking for.

  1. The fireplace looks great. Where can I buy the white border thing that surrounds it? Would love that around our fireplace (well, bricked in fireplace, but hopefully one day open again!)

  3. Chris. . . it’s called an overmantle. Real ones cost a fortune which is why I blanch when I see them ripped out. But a decent carpenter could make one that would be passable, especially if you are going to paint it. Or you might be able to buy a replica one online.

  4. this is for the top half of the brownstone, not the whole brownstone, its 2 condo units, the owner doesn't want to sell her bottom half...and there is no offering plan in place, its a mess...

  5. Why do brokers take listings like that? How realistic is it that a deal on a half-a-brownstone condo will close with no offering plan?

OK...to give some background info to my question...the condo we purchased last year (top two floors of a condominium brownstone building) provided us with what I now believe is an out of date copy of the condo bylaws. What I am trying to get hold of is the current copy of the condo bylaws and declaration. The other two unit owners in the building don't have a copy, I tried the bank without any success. I also looked on ACRIS, but nothing there either.

    Any suggestions?

  8. chris...you have to contact the State of NY Attorney Generals office....they will have a copy
