☞ READ: The WSJ Brownstone Reno Finishes



It has been a little over a year now and the Wall Street Journal's feature on one editor's South Harlem brownstone renovation is now complete.  The gut renovation for the townhouse bought for $800K was expected to take 10 months but ended up at 13 months, cost estimated started at $350,000 and ended up at $420,000.  Time wise, things stretched out because of permit issues and passing the proper city inspections but the cost factor increase had to do with upgrades like an added deck in the back of the yard.   1. A three-month extension on the project schedule and a $70K growth of the budget it not that bad at all. Must have been a very well-managed project.

  2. Nice enough and fair play for seeing it through in one piece. What was the final price per sq. ft. then for the entire renovation? Somewhere in the 300s?

  3. 420k for approx 4000 sq ft renovated is ~$100 psf

  4. Permits show square foot for the brownstone is at 3,818 total which does land the whole project + cost of house at about the $319 per square foot range.

  5. Reading the WSJ, the increase in costs where mainly due to after thoughts, so really it stayed on budget. The time increase was largely due to permit delays. I suggest this went mostly to plan due to the owner staying on top of the contractor at every step, and a good contractor.

  6. Nice photos, but the stair newel post needs a finial or cap piece to match the other, maybe it is in the works.

  7. Looking at the photos again, I think the staircase looks a little out of place within the modern context of the rest of the apartment.
