☞ DWELL: 210 West 112th Street Brownstone

The 4-Story, 2-family brownstone building at 210 West 112th Street has been on the market for the past couple of months after going through a gut renovation for most of last year. Located just a couple of blocks away from Central Park and only a block east of the FDB corridor, the developers are probably banking on the location to get the $1.95 million initial asking price. So what are the interior finishes like on this South Harlem building? More photos after the jump.


The 16 foot wide building has one triplex with 3 bedrooms and 2 full bathrooms along with another 3-bedroom and 2 full bathroom apartment. Everything looks brand new and the finishes are above average but not really on the luxury end of the market.  As far as transportation goes, the location is also just about a block away from the 2,3 express or the B,C train at FDB.   4. This is so not worth $1.9. But thats just my opinion. The stairwells are so 'functional' and the exposed brick wall is just so overdone these days. Give it a rest. And is that supposed to be a kitchen?

    Anyway, 1.9 it ain't! Jes sayin'

  5. No way is this worth $1.95. Meanwhile, Durst pays $1.75 for a stunner at 218 Lenox Ave...much better location if you ask me.

  6. Blimey, fussy bunch ;) Greg, what is one supposed to do with exposed brick? Knock it down?! And what is wrong with the kitchen?! Looks perfectly alright to me. What is a kitchen supposed to have? I'm no expert, but growing up my folks just used it for cooking ha. As long as the oven and fridge were working, we were good to go :)

  8. Gosh Chris, what do you do with the exposed brick? You sheetrock over it, tape it, skim coat it and then paint it or put wallpaper over it.

  9. Sanou's mum, but why would you want to do that?! Guess I don't understand what is wrong with it. I know people who have paid a lot of money to strip all that stuff off to get back to brick. Question of taste I suppose.

  12. Funny thing is, as soon as a place turns up on here covered with sheetrock it is criticized for being unimaginative lol. Since when did Harlem become flooded with apartment snobs?! Sanou's Mum, I'm disappointed. That sounds like something my posh friends mum would say ;)

  14. @Chris: The finishes in this kitchen are very nice, but it is TOO SMALL
    for a three-bedroom apartment. Kitchens and baths sell homes, and any cook looking at this kitchen can immediately see that there is not enough counter space.

  15. this is why when you do reno you don't go cheap (unless you plan to rent out) because it bites you in the butt when its time to sell

    the location saves it but the outside and inside lack that plush brownstone essence that you look for when you paying a million plus dollars it looks like they were about to sell and some1 got in their ear and told them to renovate and they can sell it for 2 million dollars and they gave it the CHEAPEST renovation

    the inside and outside i would restore to its old charm
    the staircases in the insides look like the stair cases in the projects (never been but i could imagine) those 89 cent tiles dont save them either
    the kitchens really has to go they look like the cheapest home depot kitchens with bottom line finishes and appliances and paired it with real granite smh
    i would knock down some of that sheetrock and expose more brick
    and buy air rights because when you have a split brown stown
    1 person can have the backyard and the other can have the roof top or you can share both
    and seeing how they cut so many corners i can only imagine the bathrooms (ie why there is no photo)

    i would say sell for 1.5-1.2 because its going to take at least 500k to renovate

  17. valgb, HELPER, some interesting points there. HELPER, can you explain a little about the air rights? Is that the same as making the roof a limited common area for exclusive rights for the top apartment? Also, would that give the top apartment owner rights to build an extra room up there (if they have the available FAR of course). Thanks.
