☞ DWELL: 3 Hamilton Terrace in Contract

The townhouse at 3 Hamilton Terrace between 141st and 142nd Street in Hamilton Heights has been on the market since 2009 and has finally gone into contract as of last week.  This two-family house has all the interior details and is on one of the most charming blocks in Manhattan. The 17.5-foot townhouse has had a price reduction of original asking from $1.5 million and was finally reduced to  $1.25 million. More photos after the jump.



One of the drawbacks to the property is that the garden floor also houses the boiler room so some of the livable 3,150 square foot of interior space is lost.   The lower triplex is also considered the owner's unit and a 2-bedroom top level is a proposed rental unit but we did not notice any walls that provided privacy for the owner on the lower stairwell. Other than that, City College is nearby along with the restored Hamilton Grange over at St. Nicholas Park.

  1. I love that block and looked at several houses there, once upon a time. The houses are beautiful and it's much quieter than most of the city.

  2. UUCP, I also looked at many houses on that street as I have friends who live there... but No. 3 is one of the most unattractive houses -- inside and out -- that I have ever seen. I was shocked that they were asking that much for it -- but looks like they got something close to that price. Wonder if they're kicking themselves now that No. 24 is on the market?!
