☞ DWELL: 156 West 120th Street in Contract


Number 156 West 120th Street arrived on the market in October for $1.695 million and is now in contract. The 17-foot-wide, 3-family townhouse in the proposed Mount Morris Park Historic District extension has all the plumbing and electrical upgraded but the interior finishes appear to be renter's grade.   With that said, much of the higher end homes in the are are going for north of $2 million and picking out better quality lighting, sinks, flooring and appliances is much easier (and cost affective) than a full gut renovation.  Original woodwork seams to be all intact and this South Harlem location is very near to express trains, boutique shops and all that is happening on 125th Street.  More details on the broker site: LINK

  1. Great block, great house but to be accurate, it's not a 3 family, it's an SRO. So comparing it to a legal 3 family as far as price is far from comparing apples to apples. This house does come with a CONH but creating a legal 3 family and obtaining a 3 family C of O is still costly and time consuming and has risk. That being said, it's still a great house in a wonderful location. I just think whenever compare any SRO to a legal three family , it's wise to educate the reader that they are in no way comparing apples to apples.

  2. Property Shark has the building listed as a 3 family c of o. DOB records have the townhouse listed as an SRO but sometimes is not always updated. With that said, buyers should always have lawyers on hand who can verify the correct documents are in place for any property.
