☞ ARCHITECTURE: 655 St. Nicholas Avenue


A Bespoke reader mentioned that there was a demolition crew at work at the old parking building just below 145th Street and it turns out that a 10-story new development will be arriving soon.  Based on this PDF, it appears there will be 111 residential units altogether and the majority of them will be market rate.  The old Harlem School of the Arts Theater at 143rd Street will be demolished and incorporated into the new building as the sketch shows.  Does anyone know if these will be condos or market rate rentals?  In any case, the West Harlem and Sugar Hill neighborhood is seeing a huge resurgence and will be the next neighborhoods to watch out for.

  1. Great news for the community. A vacant dangerous lot gets a new development and HSA gets a modern state of the art facility! A win win for the community!!!

  3. I hope we lose the garage. Its unsightly and gross. Hopefully, they build an underground garage with the Hertz location in a newer building.

  4. Looks Great ! Our Sugar Hill is getting sweet again ! The ancestors are smiling !

    But I am confused by the illustrations...Are they taking down the Apartment building and police station too ?

  5. No. It is only the stretch from HSA to the parking garage. Apt building stays. Police station? Is underground in subway station. City College parking garage seem like will stay. Always have hoped it would be a City College dorm or academic building. Maybe someday.

      I always see several empty Police cars parked around that corner. Across from the Dunkin Doughnuts (no they are not in there LOL) I just assumed there was some sort of Office or station there. I thought the illustrations looked like it was much wider than ti the parking garage...I will take a look at it when I am back home next month.

  6. There is a police station - but it is in the 145th Street subway station. You see them book people in there all the time. The rendering does look like it will take out the parking garage too, but I think that garage is a different owner (City College). That would be great if it spanned all the way to the apartment build near 145th and include underground parking.

  8. I wish it were taller. That would be the perfect spot to build 400 or 500 apartments. The commute to midtown from there is 15 minutes door to door. It could have been the cheapest luxury building within 15 minutes of midtown. Another missed opportunity. These missed opportunities add up.

  9. True Bill, But these developers are STILL cautious about Uptown.. It is a shame ! There are many new developments that are not full yet.

  10. Many of the new developments are fully sold. Ellington on the Park is 100% sold, the little more boutique ones on St. Nicholas Ave and 150th Street are sold out. And people are clamoring to find decent priced condos. There are way too many empty lots in Harlem still. Smart developers will see the opportunity. HPD is ridiculously slow and horribly run so their properties will take years to develop.

    AS for the height. The whole area (mostly because of the fearful community board) rezoned the area to limit heights to no more than 12 stories. Leaving some sky is important, but again - there should not be any empty lots or abandoned buildings left. WAAAAAAy too much demand for housing up here now.

  11. True, but some of the smaller "new" properties are not doing as well as those you mentioned. Hopefully the larger ones will help the smaller. That particular lot has been an eye sore for years. I think it will be a great addition to the area.
