☞ DWELL: 455 West 147th Street in Contract

The first contract out for 2014 is in Morningside Heights according to Streeteasy.  Number 455 West 147th Street is at 148th and right on the cusp of the Sugar Hill Historic District on Upper Convent Avenue.  This multi family townhouse has no tenants, 12-foot ceilings, original details, 8 fireplaces but needs to be renovated for the asking price of $1.55 million.  The listing was on the market for about a month before the home found a buyer and this price point should be pretty popular for a house in relatively good condition since the market has stabilized for a Harlem brownstone.   More on this property via Streeteasy: LINK

  1. There are a lot of townhouses in Hamilton Heights that have been on sale for a long time. Does anyone know why they are taking so long to sell? It seems like the neighborhood is improving with new restaurants, etc. opening.

  2. Based on a Streeteasy search, there are only 12 actual prewar townhouses available in Hamilton Heights so the inventory is quite low.

  3. But some have been on the market for many years, including a few fully renovated, gorgeous homes. Is the price the reason they are not selling?
