DWELL: 2038 MADISON AVENUE TOWNHOUSE

The renovations at 2038 Madison Avenue are pretty spectacular (except for that vessel sink in the bathroom) as far as upgrades and original details but is the asking price of $3.195 million on target?  This area is technically East Harlem but many consider the location part of Central Harlem because it still retains a lot of the brownstone charm of the neighborhood.  With that said, this corner of East 129th Street is pretty residential and not notable for any major record breaking sales in the past years.   One avenue over, actor Neil Patrick Harris did buy a home in the mid $3 million price range but in Harlem, an avenue makes a difference since the neighborhoods changes block by block.  More details on the broker site: LINK

  2. Any townhouse being reported on over $3 million will have this comparison. The brokers are clearly using it in their comps and we always point out that it really isn't the same block as the properties they want to sell.

  3. the inventory in south harlem is so tight that i'm not surprised it's pushing the prices at 129th. Sure it's Madison and technically East Harlem by address, but up here Park Ave is the real neighborhood divider.
