DWELL: 345 WEST 121ST STREET TOWNHOUSE

Another townhouse going for the high Harlem price point has arrived on the market and it just might have all of the things a buyer in the know is looking for.  Number 345 West 121st Street is looking to get bids somewhere in the $3.2 million range and that means location (great subway access and shops), size, finishing and original details better be all in place for the he higher end buyer.  As far as location goes, this area around the corner from Morningside Park has consistently broke records in the past few years and was our Number 2 pick for best Harlem micro-nabe in 2013.  Renovations are all on point here with high end appliances one would find in a home decor magazine and all of the original details are in place.

This is also a single-family home which important to buyers who have a growing family and expect to stick around.  We don't like a few of the light fixtures which could be of a higher taste level and the brownstones tend to be on the narrower side in this neck of South Harlem but everything else is pretty much in order: LINK

  2. Too bad they didn't cover those pesky pipes everywhere. Why do people go cheap and not renovate those out?

  3. Because your insurance is considerably lower if the sprinkler system is extant and working.

  4. They didn't remove the pipes because they didn't do a full renovation - just a cosmetic one. No central air, etc. Will be interesting what price they get. The pipes are there from when the property got chopped up.
