DWELL: 393 CONVENT AVENUE STILL ON MARKET

Number 393 Convent Avenue has been on the market since last summer for $3.5 million which might seem reasonable for the size of the building but buyers have yet to spend that amount on any Harlem townhouse in the past year.   With that said, this rare corner building is just a couple of blocks north of the prime Lower Convent Avenue historic district and is a substantial 23-foot width.   The broker site estimates 7,500 square foot of space in total which is much larger than the average Harlem home and the interior has higher end contextual finishes.  Higher end sales in Hamilton Heights have just started to hit the $3 million mark this past year so maybe in 2015 we will see this property finally close.  As far as transportation goes, the express train station for 145th Street is only a couple of blocks away and gets one to 42nd street in about 10 minutes.  More on the broker site: LINK
