☞ DWELL: 410 Convent Avenue in Contract


The limestone townhouse at 410 Convent Avenue (between 147th and 148th Street) was taken off the market a year ago for the asking price of $1.795 million and recently reappeared this April for $1.495 million. The two-family, 3,328 square foot home with an owner's triplex and a garden rental apartment just went into contract two weeks ago. The landmark Hamilton Heights home is on a pretty, albeit quiet tree lined block and the new asking price might have been the most attractive factor about the property. Did anyone look at this one?   1. This site knows the sellers & their agency wanted nearly $2.5M for this property in late '05/early '06. It's worth and should be mentioned to frame in context the scope & scale of the Harlem real estate decline. Imagine those that bit, and bought in '05 & '06 sitting on mortgages underwater by a Million dollars. The stories about would-be Harlem buyers of condos walking away from their deposits will soon be joined by stories of townhouse and brownstone buyers cutting off their ball & chain and walking away as well.

  3. Yes it does seem to be a bit gleeful. Some of us who bought at the height of the market simultaneously sold their prior apartment/home at the height of the market; certainly our equity has decreased in the last few years, but that does not imply an underwater result. In my case, I sold a coop apartment at 4x the purchase price and was able to gain substantial equity in my brownstone at time of purchase.

  4. i went to an open house and saw this. it is stunning, museum quality, obviously renovated with care and lived in with love. the top floor was done contemporary. the back yard was small and dark. the kitchen was spectacular! sad that it took so long to sell and went for far less then it's first asking price
