☞ DWELL: The Livmor at 95 Percent Sold Mark
Some current press releases have announced that the Livmor at 2131 FDB/8th Avenue is at the 95 percent sold mark and provided details on the rental costs of the lower retail spaces. A quick look at Streeteasy shows 3 units are available, 3 in contract, 54 recorded sales and an average price of $597 per square foot: LINK.
The new construction debuted last year and has since been selling briskly but what about the ground floor retail space? Last September, there was a story on a Harlem Sports Cafe arriving at the building located close to the corner of the 116th Street subway stop but there does not seem to be much happening in that area as of recent: LINK. Two commercial space are still available at $50 per square foot which is easily half the cost of the Upper West Side and far below the $250 per square foot asking for shops a few avenues west by Columbia University: LINK.
