☞ DWELL: 246 Lenox Avenue Back on Market
Number 246 Lenox Avenue (at center with the fire escape) sold in December 2010 for $1.15 million and now it appears that the building just north of 122nd Street is back on the market for an asking price of $2.99 million. The 22 foot wide townhouse with 5,368 square foot of space is currently finishing up a renovation and conversion into a 2-unit building according to a listing on Streeteasy: LINK. Interior photos are completely lacking at this point so it is hard to tell if the new price on the building in the Mount Morris Park Historic District will attract a buyer.

The last sale was $1.15, not $1.5. I pass by this house and do not recall any construction. So, it's highly likely it's just some insane flipper, thinking 12 months and a crappy economy have created massive value.
