The house at 294 Manhattan Avenue is finally initially went up on the market back in 2008 for the asking price of $3 million but only went into contract in the past year when it was reduced by over half the initial asking to $1.4 million. Back in July, a contract was out for the building facing Morningside Park but the brownstone was listed again by November. Another contract came about in December but once again the building appears to be available once more. So what is the problem with this property that is next door to the lower FDB corridor at 112th Street?
This 20 foot wide, 4,550-square-foot building apparently has a total of 8-unit and is basically listed as a rooming house and DOB files still have it listed as an SRO. The rental building also has very basic finishes to it and will probably need a bit of work done on the interior to get have everything updated. The subway at 110th Street is only two blocks away, so the location is very close to transportation.
