☞ DWELL: 110 West 118th Street Brownstone

OPEN HOUSE: Sunday, September 16th, 1:00PM-2:30PM. The 16-foot-wide brownstone (painted in a limestone hue) at 110 West 118th Street just arrived on the market this month and appears to be one of the better, high-end renovations in South Harlem that is asking under $2 Million. This single-family home is in the Mount Morris Park Historic District proposed extension just west of Lenox Avenue and has all the modern updates, but still appears classic. A first asking price is set at $1.8 million which could work out seeing the charming location and the amount of work done to the townhouse.  The only odd point is the visible air vent along the ceiling since this can be achieved in a more subtle way with better renovations. 1. Very nice reno - has that combo of new and old that many buyers like. Good location. I could see this going into bidding war and above ask if the zoning issues are worked out (eg Certificate of No Harrasment and CO).

  2. Decent price - really great block.

The AC vent is fine. There are more window ACs in Harlem then toucan count. Central Air is a major plus.

  3. Many thanks to Harlem Bespoke for focusing on our listing. As the broker, we want to clarify an earlier comment - there are no CO issues. There is a Certificate of Occupancy as a single family home on file with the building department. Thanks Paul & GG
