☞ DWELL: 210 West 122nd Street Reduced
In 2008, Number 210 West 122nd Street was trying to sell for more than $3 million and then eventually reduced to around $1.9 million for most of 2009 before being pulled off the market. This narrow, 15 foot wide townhouse has now returned at the lower asking price of $1.795 million and has all of the electricity and infrastructure upgraded. Only the final finishes and appliances are needed so this might be the right price for the house with great original details to move from the market.
There originally was an issue with SRO status but the reported certificate of non harassment in place now should resolve that situation. The house is located between FDB/8th Avenue and ACP/7th Avenue with the closest trains about 4 blocks away at the 2,3 stop on 125th Street. More details on the broker site: LINK

Looks like it needs some finishing work, i.e. the floors varnished, my guess is a small investment would reap a large price increase as this home has so many great features, notably the original details and character.
ReplyDeleteIt's kinda narrow and on a "B" block. What do folks think this is worth?
ReplyDeleteNote that this house and the white one next door use been on and off the market for years... If it were such a steal, it would have sold already...
Paul, what is a "B" block?
ReplyDeleteToday's "B" block will be tomorrows "A" block.
ReplyDeletedoes anyone else think this place may be a but overpriced considering the comps? What about 237 west 120th st which is completely renovated and $90K less http://www.elliman.com/new-york-city/237-west-120-street-manhattan-lrjprvx? and how about 159 west 126th st which is move-in ready and $65K less http://www.halstead.com/sale/ny/manhattan/west-harlem/159-west-126th-street/townhouse/3584445? shouldn't 210 west 122 be priced lower? This place will need a lot of work before someone can live in it, and that will take time and money. would love to hear others' thoughts...
