DWELL: 10 WEST 123RD STREET BROWNSTONE


A 2-family brownstone in the Mount Morris Park Historic District arrived recently on the market for a pretty reasonable asking price of $2.25 million.  Basically this is one of the best blocks in Harlem to be on but the interior finishes are pretty standard and there are no original details in place.  If the upgrades were a little more contextual, an asking closer to $3 million would probably have been the listing price.  With that said, the yard is quite nice and the house is move-in ready: LINK

  1. While this house doesnt have original detail, you could update the look of this pretty fast. Paint kitchen cabinets white, marble or soapstone countertops (which are surprisingly affordable), stainless steel appliances (does not need to be wolf/ subzero),new hardware - 25k. Smallish Crown moldings and window frames throughout - 5k. Paint throughout and possibly paint wood trim since it doesn't look all that rich, or consider restaining floors and wood - 10-30k, depending on what you do. Layout may not be super elegant - though ripping out those closets on first floor would do a long way - but very functional, and the place looks bright. D cheery.
