☞ DWELL: Contracts Out at the St. Claire

The St. Claire at 2077 Fifth Avenue and 128th Street looks like it is coming along the second time around. After failing to sell any units when if first opened back in 2008 during a seriously depressed market, the new construction was sold to another developer about a year ago.  Sales under new management just started back in January and 4 units are now listed in contract according to Streeteasy: LINK.  Prices start out in the mid $500 per square foot range with units FHA approved for first time home buyers and a 25 year tax abatement in place. The immediate area is charming enough but pretty quiet and residential. With that said, retail at 125th Street and the express 2,3 trains are only a five minute walk away from this location.   1. Charming, quiet, and residential sounds pretty good to me! It's a nice building that, while new, harmonizes with the surrounding buildings. I love this neighborhood.

  2. I believe two penthouses were in contract in this building during the 2008 offering. The initial developer was unable to close. Great building with parking and fine amenities like a party space and roof deck.
