Number 360 West 118th Street appeared on the market this past summer for the $3.2 million price point but is really trying to bank on its location. This 2-family townhouse is located between the highly desirable South Harlem blocks located between Morningside Park and FDB/8th Avenue and the past year saw a couple of houses just a couple of streets north sell around the $3 million price point. The only difference is that those renovated homes had original details within the interior and upgraded renovation at a taste level that worked contextually with the homes.
In our opinion, a high end brownstone buyer would have seen many townhouses and would probably prefer one without 90s looking fixtures such as clear glass vessel sinks in the bathroom.
