Harlem Bespoke: What is going on with the Lenox Terrace expansion proposal? Earlier on in the year a plan to infill the middle class towers-in-the-park complex with 5 new 28-story buildings was shot down by the city council but that pretty much only voided the 400 unit affordable housing element. Developers in the city are allowed to receive rezoning rights to build higher if below market residential units are placed in the mix but do not necessarily have to go this route.
The owner of the land has since announced the as-of-right use of the blocks between 132nd and 135th Street on Lenox which will include 4 towers at a reduced 20-story height. Any community benefits initially required by the larger plan would then not be included and all apartments will be at Manhattan market rate. So basically the developers makes a little less on the inevitable expansion and the community does not receive anything in return. Check out the full story on Curbed: LINK
This is kinda what happens when there is no referee. The developer is within their rights. Two of those bldgs are going to fill lots on their property that has been empty for a decade or more. Damn shame no compromise that would have been a "win-win" for both was reached
