☞ ARCHITECTURE: PS90 Gardens and Interiors










The adaptive reuse condominium PS90 at 148th Street (between FDB/8th and ACP/7th) had an open house yesterday of their new lobby and gardens. Architecturally, the C.B.J Snyder building had all of its terracotta gargoyles and ornaments restored and the interior 12 foot high hallways included picturesque transoms, picture rail mouldings and the requisite schoolhouse pendant lights. Notably finished at this point, the lobby, designed by Ron Nosworthy, impressed with classic checkerboard floors, wainscot wall paneling and dramatic artwork. One of the unexpected elements revealed themselves to be the gardens by Starr Whitehouse Landscape Architects, at the front and back plaza of the "H" shaped building, which provided a holistic final touch to the well designed restoration project.

  2. On the plus side, I'd rather buy into this than the poor quality new inventory of Harlem and most NYC in the past decade. Also great to see it's FHA approved and thus 3.5% down gets you in the game, as opposed to a freaking 20% down. On the downside and though it's solid, it's priced as if it's on 116th or 110th St.....and psssst...it's not.

  5. Went to the openhouse/showcase yesterday - WOW. The most amazing condo in Harlem to date...at least from what I've seen. But the area lacks services.

  6. 12:09, oh come 'on, please. More amazing than 111CPN? not by a long shot. Don't think you've seen much. I've been to the top of that place and it has one of the best views in all of Manhattan hands down, better than the $10M & $20M Condos all around Central Park. The view looking toward Manhattan and it's skyline is far better than the view looking toward the Bronx, which is what all those swanky old school condos on 59th St. that cost gazzillions have. Loft124 is pretty special too, at both these places the elevators open to your suite. There are several other places in Harlem as well that shine well ahead of this place. Laslty, it's just way too North from all the gentrification. think about it like this, 20 blocks is 1 mile, this place is damn near in Yonkers as far as I am concerned.

  7. Anon 12:09, slow down buddy. That was MY opinion...its subjective, so I'm sure others will agree or disagree. The views at 111CPN are breath taking, however, the units in PS 90 are some of the best I've seen in Harlem (12 foot ceilings!! ) Clearly, 111CPN is in a better area.

  8. I don't know..the views from 5th on the Park and Loft 124 are pretty stunning! Agree with 12:46 though, I think any condo looking down town from Harlem has one of the most amazing views in the city. If the Hyatt does get built, PLEASE let's have a roof top bar :) The Aloft hotel missed out on that opportunity.

  10. I like the restoration, always been fascinated by turn of the century school buildings. I prefer restored pre war buildings over these flimsy "new" and "modern" condos that are throwing up all over Harlem.
