☞ DWELL: 141 West 119th Street in Contract


The brownstone SRO adjacent to the Mount Morris Park Historic District at 141 West 119th Street just went into contract after being on the market for less than 3 months. A Certificate of Non Harassment is apparently not available, the place is a total gut renovation with just some original details and there are couple of tenants remaining in the 20 foot wide townhouse.  On the positive side, the block is more than charming enough, the location is close to local boutiques and express transportation but the initial asking price was set at $1.1 million.  Cash offers usually can get the price down quite a bit but how much will this brownstone sell for when the deal finishes up?

  2. My guess is not more than $700k; an SRO w/o a CNH and tenants in place is not worth more than that, no matter where it is and how big it is. Hope whoever buys it gets a CNH quickly and renovates it, though.
