☞ DWELL: 1990 Madison Avenue Brownstone
East Harlem is technically anything east of 5th Avenue and, often times, there are not as many intact townhouse sections as there are on the west side. The brownstone on sale at 1990 Madison is an exception since the area between 126th Street and 127th Street still retains its tree-lined, 19th century feel. On sale for $995K, this townhouse built in 1909 has the positive distinction of reaching the golden standard of being 20 feet wide, consisting of five floors and being a relative short distance from the 2,3 express train and a skip from the Metro North Station. Unlike many brownstones priced in the $900k range a couple of blocks south, this is not a shell, so the amount of work needed for the interior should be less costly than the $400-500K needed for a total building reno. The negative is that the original interior has been chopped up into SRO spaces, but a certificate of non-harassment has been filed, so there are no tenants to worry about displacing.
