☞ DWELL: 265 West 131st Street Brownstone
Probably one of the lowest prices we have seen in a while for a shell in central Harlem can be found on 265 West 131st Street between FDB/8th Avenue and ACP/7th Avenue. With the asking price of $489K, there's not much to do with this building but rebuild. The floors have completely been demo-ed, the windows are non-existent, and it's the only building on the block without its original cornice. Also, the view across the street is not a perfect line of brownstones either because a major public housing complex shares the block. Transportation-wise, it's a 5 minute walk to the 2,3 express train at 135th Street or 10 minute walk to the A,B,C, D express train at 125th Street, which will get folks to midtown in less than 20 minutes. As the broker points out, for a the price of a downtown studio, you can still buy a house in Manhattan (albeit with $400-500k additional renovations needed).
