☞ DWELL: 396 Convent Avenue Brownstone
On the higher end of the market, sellers in Hamilton Heights still are reaching for the multi-million price tag. The single family, 23 feet wide, limestone, corner townhouse on 396 Convent Avenue has been renovated and styled to the extreme but for the asking price of $3.49 million, one would think the neighborhood would have a bit more on the amenities end. We love the the tree lined streets and the absolute beauty of this area of Hamiltion Heights but wish more upgraded shopping and restuarants were available. On the plus side, the A,B,C,D express train on 145th Street is right around the corner from the house and commuting to midtown would take less than 20 minutes. The house itself is in mint condition and the interior is impeccable, so if there are any bankers left that still want a deal in Manhattan, this might be the one.

urgh, that house looks awful inside. It needs another million spent on it to make it look nice ? I don't understand why the expensive houses are always styled in this dark oppressive furniture which looks more like it should be in some french museum. I am glad though to see that not all of the big old houses have been truned into flats and bedsits, like they are in London
ReplyDeleteThere are lots of SRO's in Harlem which are Single Room Occupancy houses that were formerly complete one family homes but have been chopped up to smaller boarding rooms. The houses are more valuable if they are in move in condition and many have been switched from SRO's back to their original configuration...thus the higher price tag. The furniture and drapes are the easiest to change so maybe it won't cost as much as million to renovate to one's taste.
