☞ DWELL: Strivers' Row Sold Low in May
As we mentioned in our post yesterday, 236 West 139th Street sold for what now seems to be one of the best deals on the market. With lofty expectations in 2007, the asking price during the start of the market down turn was $1.85 million. A year later, the price was reduced by 500K and then by April 2009, it was at the 699K price point which sold the property within four weeks. Key points are that it is one of the most desirable neighborhoods in Harlem, the building did not have any tenants currently living in it and that it needed work but was a habitable space. Trying to find all the above positives for under 700K will be the trick going forward. The photo, by the way is that of row house's neighbor, which is exactly the same but in better condition.
