☞ DWELL: 844 St. Nicholas Avenue

Around the corner from the grand Bailey Mansion is a smaller white, miniature townhouse that sits at the intersection of Convent Avenue and St. Nicholas Avenue. A very sturdy "for sale" sign has been up on the front facade of 844 St. Nicholas Avenue (between West 152nd and 153rd Street) for quite some time but the status of the property is still a mystery. Has anyone seen the interior of this house or know the asking price? We would guess that it probably needs a lot of work on the inside but the building itself is one of the more striking houses on Sugar Hill. Also, the neighboring house to the right of it seem to be boarded up but no signs indicating any developments are in sight. Photo by Ulysses

  1. 844 St. Nick is owned by a friend of mine. It's currently in contract after a few other contracts fell through (one before crash that cost my friend a lot of money). Fortunately, things are looking good on this contract - so it should have a new owner soon (knock wood).

    It's a huge place inside - roughtly 5,300 sq. ft. It's been demo'd out but there's still considerable original detail. The roof is in good shape, the heating system works, and windows not scheduled to be replaced with things like french doors have been replaced - so it's not a shell, though it needs a major renovation. The place has an expired certificate of no harassment and an active building permit to convert it to 2 family. That means construction can commence immediately and you just amend the current work permit. You'd need to renew the certificate of no harassment to get a new C of O.

    The brownstone to the north is where Rev. Calvin Butts lives. The sister townhouse to the South looks boarded up, but there are flowers in the window - so someone is living there. It appears the current plans are to convert it into condos - a request has been submitted to change the tax map on the property to condo the building.
