☞ DWELL: 505 West 144th Street in Contract
The townhouse at 505 West 144th Street in Hamilton Heights took a little over a year to finally sell. Even though it sat on the north side of the street alongside some charming houses on 144th between Amsterdam and Broadway, critics noted it needed a total gut renovation and that the taller prewar buildings that made up most of the block were a little rough around the edges. The sale probably had to do something with the pricing since the property debuted in late 2008 with the asking price of $800k. Going into most of 2009, the price reduced to $750K in spring, and then to $679K by the summertime. Final price? It's not the best block, but that house has a lot of potential. It's got some wonderfully quirky details - like the original architect miscalculated the switchback staircase and as a result the clearance is really minimal going from parlor to basement. It's also got a wonderful hall mirror just inside the front door. I'm glad to hear it got a buyer I hope they keep it's character in tact.
