Okay, the past year hasn't been great for the condo market in general but we got a bit of information from the folks at Halstead announcing that Graceline Court in South Harlem has sold four units at the year's end of 2009. With eleven units remaining, Graceline Court is currently 66% sold. The four newly signed contracts are all three-bedroom residences, ranging in size from 1,215 – 1,679 square feet and are priced from $795,000 - $1.2 million.
For those who are not familiar with the development, it's the new building right next to the mid-century Malcolm Shabazz Mosque that Malcolm X attended so the building is quite distinct. The exterior of the condominium even matches the colors of the mosque with orange bricks alongside green and yellow accents. It's basically in front of the 2,3 express train on 116th Street and Lenox so transportation is pretty ideal. The only issue with this area is that the commercial part of it is still developing on 116th Street but the Mount Morris Park Historic District boutique shops are only a five minute walk north of the location. The mosque roof always reminds me of a giant olive on a cocktail stick.
