☞ DWELL: A Closer Look at 3 Hamilton Terrace




After the last price decrease back in August, 3 Hamilton Terrace is still on the market. We took a closer look at the property going for $1.25 million at a recent open house. Overall, Hamilton Terrace is probably one of the nicer residential nabes in West Harlem and this property has great views of Hamilton Grange since it is basically one house away from St. Nicholas Park. The legal two family has a top floor rental apartment and the rest of the floors could easily be converted if a hallway wall was built. There's a lot of original details and the house feels very well-worn but in a good way. The drawbacks is that the garden floor doubles as a cellar so the amount of usable living space is diminished. The master kitchen faces the garden at this level but the front half has the boiler room and can not be used as a living area. Another draw back is the small garden in the back yard which is not very deep. It's been six months since the last price chop so maybe there's more to come. The nearest subway to this location is a good 10 minute walk to get to the A,B,C,D at 145th Street. Photos by Ulysses

  1. I'm not 100% sure if this is it, but I think this has amazing details (I'm talking original brass on the pocket doors), but upstairs is weird. There's a hidden door to one of the bedrooms. It has amazing potential, but is a fixer.

  2. Yup, this is the one with the secret door that has the built-in bookshelf that blends into the library.

  3. 10 minutes to the subway is a stretch - I live on the block and it's probably more like 5 minutes.
