☞ BESPOKE: 19 West 120th Street Curb Sign
Walking by 19 West 120th (which went on the market about three months ago), we noticed that there was a very handsome brass sign on the front curb informing neighbors to keep on moving along with their canines. This is also another landmark district house in the Mount Morris Park Historic District so they probably had to go through the approval process to have it on the front of the building. Pretty bespoke if you ask us. Anyways, since Harlem Bespoke reviewed the house in the past, we ended up doing some research on how it is doing in the current market since the asking price is on the high end at $1.85 million. It turns out that it went into contract about five days ago. This townhouse is between Lenox and Mount Morris Park West. The closest train is the 2,3 express at 116th and 125th Street. Good to hear it's in contract.
ReplyDeleteSign is there because dog owners don't know how to walk their dogs. It's terrible coming out of your house and finding dog poop all over the sidewalk. In the summer the smell of their urine is awful(the urine soaks into the brownstone).
Curious to know what the final price was - Does anyone know if this townhouse was a 1 family or chopped up?

I don't think an ask of $1.95 mm for a finished 20 foot wide townhouse is expensive for the neighborhood, and this place was finished. Obviously someone else thought so too because it went into contract quickly.
ReplyDeleteTook a stroll around Mt. Morris Park yesterday and saw this place amongst a couple of others. Beautiful. This price is an absolute bargain. I wish we had this sort of dough to lay down when we bought our place. WAY out of our price range though. Our 3 bedroom is part of a brownstone with some of the original details in place (brick walls and wooden floors), but nowhere near on the same scale as these houses. I guess during the conversion process to apartments a lot of the detail is taken out by default.

Hi anon, it was the other post that referred to district 2 zoning. I am equally as curious to know that it means! I think it is something to do with being in the Mount Morris historic district.
ReplyDeleteMt. morris is part of the same school district as the Upper West side - correction, this is district 3. elementary schools of course are zoned by neighborhood within a district,so this doesn't mean you can send your kid anywhere on the Uws. however, if you move from the uws and your kids are already in a school (or often even have a sibling there), they can remain at that school even if they stay in the district. you also have access to any of the giften and talented programs in district 3, and, of course, middle schools and high schools are not zoned. so your public school choices are generally better in this part of harlem than farther up.
ReplyDeletenot to mention PS 180 on 120th near morningside park which is increasingly considered one of manhattan's bettter general elementary schools. technically, the mt. morris brownstones are not zoned for this school, but you have a fighting shot at least if you live there.
ReplyDeleteAnon, thanks for that info. We have a six week old lad at home and I'm trying to learn about how the schooling system works over here (from the UK originally). We are on 122nd b/w Lennox & 7th. Any idea where that puts us in terms of schools. Thanks!
