☞ DWELL: 360 West 121st Street in Contract
It took two years to sell, but 360 West 121st Street (brownstone at right) has gone into contract without lowering its original asking price of $1.9 million. The single family, 15 foot wide home is a total of 2,697 square feet of living space and seems to have been a converted rooming house at some point (based on the C of O). There are no interior photos to be found so that usually means some work needs to be done for the new homeowner. That said, seeing that the property went into contract five days ago, it would be interesting to see what it actually went for. We are guessing that the house's location between Manhattan Avenue and Morningside Avenue probably had something to do with the sales price sticking since it is only a half block away from Morningside Park. Retail is in walking distance to FDB/8th Avenue, and the shopping corridor around Columbia University is a pleasant walk west through the park. The nearest subways are about 3-4 blocks in either direction with the B,C at 116th Street and the A,B,C,D at 125th Street. Photo by Ulysses

ReplyDeleteIt looks like the townhouse market really is coming back. In this case they just held out until the market came back to the price they were hoping for. Of course, it helps that it's in SoHa where prices are the highest in Harlem.
ReplyDeleteAlthought the area near FDB is farther along the traditional Mt. Morris townhouses are nicer - they tend to be wider and more interesting in terms of architecture. I think the long-term play is going to be townhouses clustered around either side of Lenox, between 118-123rd.
