We passed by Lenox's southern strip yesterday and noticed that one of the brownstones that was in contract at the beginning of the year had just started on its renovation. The former funeral parlor between 121st and 122nd Street in the Mount Morris Park Historic District was in contract in February and it now seems that the deal has been closed. The original asking price back in July 2009 was at about $1.5 million and many wondered what the 20 foot wide, 4,932 square foot property would go for. The interior was dripping with original detail but would require a complete infrastructure overhaul and the C of O listed the building as a rooming house. On the plus side, this is probably one of the most desirable sections of historic Lenox Avenue so what did it sell at? The final selling price has been now revealed as $1.25 million which is a quarter of a million savings for the new owner. Check out another interior photo from our past post:

ReplyDeletewhat's wrong or depreciating about living next to a funeral home when living in Manhattan? so you see a lot of grief strick'in depressed and sad people on a regular basis....that's pretty much the case anywhere you live in Manhattan and a routine part of living in Manhattan. I'd rather live adjacent to a funeral home than adjacent to 1) the projects, 2) a fast food place, 3) a cleaners, 4) a parking lot, 5) a public school, 6)a major bus stop, 7) a rehab clinic of any type, 8) a day laborer pick up and drop off point, etc.

Anon 9:41 its personal preference. My wife and I considered this building, until we realized it was next to a funeral home - that’s just us (and apparently real estate market).
ReplyDeleteThe new owner is looking long term. Remember that the next door funeral home was also trying to sell the building? They are obviously trying to make a move in the future.

ReplyDeleteSome crazy hand-carved wood that you would probably have to outsource to China or India to get done these days. It's a lost western art.
ReplyDeleteNot only is it NEXT to the funeral home, they share one big open backyard with it...and better yet... you can enter the funeral home directly from that house! They are double wide doorways (like brownstone parlor doors) on the main floor and in the basement that the new owners will have to seal up. I had an appt to see this place and the broker really wanted to sell them as a package deal b/c they are connected. Funny thing was we used the inside doors to cross from one to the other because it was raining and we walked right into a room with a bunch of open caskets!
