☞ DWELL: 252 West 139th Street in Contract
Strivers Row is back in the news since number 252 West 139th, between FDB/8th Avenue and ACP/7th Avenue, is another one of those houses asking for $2 million and has recently gone into contract (as of this past April). The semi-detached, corner building has been on the market for over two years and originally started at the asking price of $2.7 million back in 2008. The 20 foot wide, 4,480 square foot home is currently used as single family house but has a legal C of O for a two family residence. There's some original details, 5 working fireplaces, 5 bedrooms, an upgraded kitchen and newish 3 baths, along with a garage out back (last photo). Location wise, it's on one of the landmark blocks of Strivers Row and most folks seem to appreciate the historic nature of the nabe. There's not much to do in this section of town but having a car in the garage would solve that particular problem. Thoughts? House photo by Ulysses

I actually looked at this house last year. It's beautiful and actually served as the house in Spike Lee's "Jungle Fever." Because of that shoot, it's missing a banister and part of the main staircase and railing has been cut out, which kind of turned us off because we have a small child. There are also a few renovations/additions that were a little odd and outdated [looked like they were done in the 80s]. But with a little work, it's a grand house, quiet block, wonderful property.

ReplyDeleteWhat do the two interesting sellers have to do with it. A broker was showing the house. Sounds like you are a broker- sour grapes maybe? Anonymous, this column is about bricks and motar not people. Were the sellers staying with the house?

ReplyDeleteDitto, go to your own chat room, you sound like high school kids on a hate trip. My husband and I viewed the house and thought it was grand, we just could not secure the financing. Yes it needed updating but in the end would be well worth it. There are a lot of factors that have restricted couples like us from buying TH's in the last couple of years, none of which have to do with sellers, and by the way if we had secured the loan the sellers could have been from Mars and we still would have bought the house.

ReplyDeleteWhile the public has the right to speak, I ofcourse understand my role as a real estate broker for Harlem in that I eventually support all sellers and would not be impolite toward a seller who has waited for this achievement. I'm glad this townhouse has a contract signed and is no longer for sale.

ReplyDeleteThis is a wonderful property which I saw 3 times with my family. But when I asked to bring my contractor I was told that I would have to make an offer before I would be able to see it again. It was VERY offputting and sort of weird as I've renovated over 15 properties and have never had that happen before. In my opinion this property needs a major amount of work to upgrade it, a half million at the low end and over a million to make it first class.
ReplyDeleteMy partner and I were very excited to see this house! I saw some possible water damage and asked if I could bring a contractor and was told the same thing the previous Anonymous said. I guess it's back to searching in the Upper West Side...
