☞ DWELL: 104 Edgecombe Avenue Townhouse



OPEN HOUSE: Sunday, June 20th, 5:00-6:00 PM. The former SRO which is currently an empty legal 4 family house at 104 Edgecombe Avenue and 139th Street may appeal to those who are handy and have a whole lot of vision. Listed on the market at the end of April for $875K, the 2,790 square foot Central Harlem home will require a complete full renovation. The 17 x 63 foot building is on a slightly shorten lot depth of 80 feet (most are at 100) but still has a quite a bit of original details. There's also a Certificate of Non Harassment in place so getting work started isn't an issue.

The major problem is that the walls and infrastructure are not in the best shape and the building has not had any electricity in it for some time. That said, walking through the house can be daunting for some since the lower floors are in almost complete darkness. The house is on one of the more quieter avenues (purely residential) and is only 1/2 block from St. Nicholas Park and a good extra five minute walk to the A,B,C,D express at 145th Street.   1. if it's a leagal 4 family does that mean that you cant turn it into a one family? seems like a great opportunity to create an amazing home for a family if they have the commitment to do a full gut renovation. which makes me think the price could still come down some.
