☞ REVIVE: 177 West 126th New Facade



When we last checked on the facade restoration of 177 West 126th Street (just east of ACP/7th Avenue) we noticed some precast balustrades added on to the formerly bare stoop along with a full layer of scratch coat on all the remaining surfaces. A reader recently pointed out that all the repair work has now been finished. We swung by a week ago to find that the facade surface had indeed been coated with the smoother "brownstone" layer and tinted with a rich brown color. The balustrade ended up looking like cast iron with a shiny gloss coat of black paint added on as a finishing touch. Does anyone have any idea on how much this cost to resurface a typical 18 foot wide brownstone? See what the facade originally looked like in our past post: LINK. Photos by Ulysses

  1. It cost about $50,000 to do full facade and stoop repair on my 18.5 foot brownstone two years ago.

  2. If this was done in caste iron components, I would expect about $20k in cast iron components. Our 126th street balusters are in fact made of pre cast cement off the shelf components, a lot more affordable, then painted black to look like cast iron. The irony (no pun intended) is that the original cast iron baluster handrail work of the late 1800’s was a more affordable version than the solid stone baluster work. This cheaper cast iron baluster handrail work could have been produced by the same manufacturers that made the pot belly stoves of the time, and made to look like massive stone work. The cast iron work was inferior to stone as we can see it corrodes over time. Now to have replacement cast iron is very expensive and the most desirable as it is historically correct. On a side note I really like the charming urns atop the newel posts.

  3. We got a quote to restore only the front door Portico (front door hood, columns, capitals and bases) from Brownstone Authority and they wanted nearly 30k for the job.

    I know this isn't a place to plug your services and all that, but any recommendations for alternatives? Also trying to find a plumber to help replace our washer/dryer and install a new hot water heater.
