☞ DWELL: 809 Riverside Drive Sold in June
We have been watching the sale of the spanish style townhouse at 809 Riverside Drive ever since it was was reduced to $1.1 million from the original asking price of $2 million. This house is actually 3 blocks outside of the northern border of Harlem (158th Street in Washington Heights) and a reader mentioned that their bid for $950K was refused in April and the house went into contract soon after: LINK. The property that is the left half of the Berler House, only has two levels but is 39 foot wide, has 2,012 square foot of space, working fireplaces, a solarium and a couple of garages out back. It's a little further up and the house has not been renovated in decades but the new owners paid the exact final asking price of $1.1 million.

I've passed by this house many times and the exterior has looked derelict for many, many years. I think there are some broken window panes on the West 158th Street side of the house.
ReplyDeleteBut if the interior looks anything like the middle photo above, well then! Thats a stunner. But the exterior really does need work. I have never seen any signs of life there and few signs of life on that oval of Riverside Dr. Its an odd little street but Oh so lovely. People are fortunate to live there.
Love the decorative wall molding, paneling, mirror and sconces in this hallway.
ReplyDeleteSaw this place twice. It is a very charming house, but it needs a tremendous amount of work. We liked the street and were interested in the property so went back a second time...glad it was raining that time, because we saw that it was raining in several places inside! Hope the buyers do the renovations right, because if they do, it will be a special place.
ReplyDeleteI was at 950... My estimate for Reno was 1mm, which included a new roof, new windows, new kitchen, new plumbing and electric, salvagng the
ReplyDeletedetails, pointing, etc. This was a major project.
It had 5 levels, including two below ground. One garage, and lots of problems.
For 950, we were paying up becuase we like the place. 1.1 is excesive.
