☞ INTRODUCING: The Parkside Flats Debut
There are some major affordable rental buildings going up between west 127th and 128th Street but just a bit north of the area, a new market-rate condo recently finished off. The middle photo shows the vacant lot that was at St. Nicholas Avenue just north of 128th Street and the other two images are different angles of the new building on the far west border of Central Harlem. We looked up number 362 St. Nicholas and the new construction turns out to be the Parkside Flats (since it faces the park): LINK. It looks like the 11 story building has 1-2 bedrooms that are around 665 - 881 square foot of space and go from $439,000 to $539,000 with common charges at $494.95 to $651.89. DOB files have it at 11 stories tall and we kind of think they did a decent job on the contextual end of things. There are even metal cornices at top! Click image to enlarge.

We’ve all seen worse
ReplyDeleteAffordable housing for who at $600+ per square foot???
ReplyDeleteThat area is densely populated with projects and I don't think
they are gonna buy anything if they are getting the city and state
money for support.
Those kind of prices of $600+ per square are geared for a household
income of $100,000+ a year. I moved from Chelsea last year and
thought Harlem was no different, boy was I wrong!!!
When the poverty lever changes in some Harlem areas is when
prices will go up.
Those common charges are as much as my rent.

ReplyDeleteYou might want to re-read this entry a bit more closely. This building is not "affordable" housing, but rather is just a bit north of some new affordable housing buildings.
Very nice façade, kudos to the architect and developer, it probably does not cost much more for the brick with concrete details but will age well and works with its neighbors, also, great to see the cornices, excellent job.
