☞ DWELL: 243 West 123rd Street Brownstone

The 17 foot wide brownstone just half a block east of FDB/8th at 243 West 123rd Street just got on the market this past month.  At the current asking of $999K, one basically gets an SRO with about 2,500 square foot of space.  Apparently there's a Certificate of Non Harassment in place and the property will be delivered vacant.  That said, the interior is probably pretty chopped and in need of some serious updating.  Facade wise, the building is the only one in its line of brownstones that is missing a cornice and the portico stonework is almost entirely missing at the front stairway. This townhouse is only a couple of blocks from the A,B,C,D express to the West and the 2,3 express to the east.

  2. To be fair, I think the building is 4000+ sq.ft. The 2000+ is for the potential addition w/ air rights. Makes it quite a good deal.

  3. This is what NY sales associates call "livable”, basically its a million dollar shell. Your 4000+ addiction is completely unrealistic. Including the basement and the one room 3 story addition this place will top out well below 4,000 square feet. At 100,000 - 200,000 a floor I would hardly consider this a good deal and that is for the "builder’s grade" finishes that everyone complains about. These people let their building fall to pieces and no are acting greedy.

  4. I agre with CJS but with the caveat that perhaps the owners were not in a position to keep the building from falling apart and are now being fed pie in the sky by an ignorant and/or unscrupulous real estate agent looking for a big slice of that pie.

    There’s a building across the street from me with a for sale sign listed by a ‘Licensed Real Estete Broker’. Those licensing exams must be getting easier.

  5. Corey, have you seen the place? How do you know it is a shell and a gut renovation is required? From what I have read, it is currently 4,250 Sq. Ft, which works out to be in the region of around $235 a sq. ft. With the 2 story addition, it will top out at around 6,000 sq. ft. won't it?

  6. Nothing is uglier than an addition on top of a brownstone. Unless it’s a Papa John’s.
