☞ DWELL: 310 West 137th Street Townhouse
OPEN HOUSE: Sunday, January 23rd, by Appointment. Just arriving on the market last week is a 2-family, 2,496 square foot townhouse in Central Harlem going for $685K that looks like it was in the process of a conversion but the work stopped at some point. The 16 foot wide brick house had its facade stripped of old paint and was repointed but the inside looks like it was in the middle of a gut renovation but never finished. DOB records still has it listed as an SRO and a B3-2 Family dwelling which shows that the online system is not always up to date. Otherwise, it's a quiet brownstone block that's about a 5 minute walk to the B,C station at St. Nicholas Park and 135th Street. Go to the broker website to set up a viewing and see the interior: LINK

I'm never clear on how they calculate square footage. If the 2,496 figure is just for the parlor/second/third floors, it would be a 16x52 building - makes sense. But if the 2,496 includes the garden level, it would be only a 39-foot deep building, which doesn't make sense. But why exclude the garden level from the square footage?
