☞ DWELL: 533 Manhattan Avenue Townhouse
OPEN HOUSE: Sunday, March 6th, 1:00 PM-2:00 PM. The sealed-off brownstone at 533 Manhattan Avenue (just north of 122nd Street) will have an open house this weekend and the asking price has ticked upward since it first appeared on the market back in August 2010. Originally going for $599K, it appears that the property has appreciated a little since the current price is at $649K. The 15-foot wide building is on the narrow side but the location is convenient to a lot of amenities and just a couple of blocks away from the express train. On the negative side, there's an open lot next door and the building condition is a little unclear. Permits had been filed back in 2004 by an architect that had plans for a single family configuration that would have costed $260K in total so we are not sure why a full restoration never came about.

$260K - LOL - The "estimates" architects file with the DOB are always a fraction of the real cost. $260K was probably $500-750K in real dollars.
