☞ DWELL: 8 West 127th Street Townhouse


The building at 8 West 127th Street was purchased sometimes back in 2005, had another level added on top and now it has been on the market since January. There's a 4-bedroom triplex and three, 2-bedroom apartments altogether in a minimalist renovation that has modern upgrades such as an HVAC system. With that said, a lot of infrastructure upgrades were made on the inside but this is another one of those brownstone restorations in which the cornice on the facade was left out. As far as the block goes, this part of Central Harlem (just west of Fifth Avenue) is strictly residential but retail and restaurants are about a five minute walk to get to. The 2,3 express trains are also about 3 blocks away at Lenox and 125th.

  2. Sanou's Mum, to be fair, we aren't all lucky enough to reside in the wonderful world of original details ;) With the state of some of these buildings to being with, there isn't a lot to work with unfortunately.

  3. Indeed - all it would take is a cornice to top this off. The facade, entry and window frames are fine. That added floor disrupts the roofline alright, but it isn't otherwise out of character.

  4. and the inside? The fireplace that isn’t a fireplace so I don’t know why there is a fire extinguisher there?

    My house was nothing but sheetrock boxes on the inside as it had been restored from a shell but you can put some details back in easily enough. I know not everyone yearns for wainscoting and crown moulding and baseboard moulding and trim around the windows but c’mon. . . exposed brick and recessed lighting, painted flat white doesn’t show a helluva lot of imagination.

  5. I think they are nice...kind of a blank canvas. My concerns would be property taxes, water/gas/sewage and other maintenance costs. Its true though SM, I cannot make sense of that fire extinguisher next to a non working fireplace. Maybe its got a gas hookup?

  7. I have a similar property, though much nicer, property taxes, water, gas, sewage and other maintenance costs are all covered by rent. I imagine the 2 bedroom apartments are quite small but they have to at least get 1500 a piece. I have a one bedroom that rented for 2000 in a day. The renters should easily cover the costs of the building allowing the owner to live in the triplex for virtually nothing. I am really suspicious of the size of this place. I have no clue how they could possibly squeeze three 2 bedroom apartments plus a triplex in this space. I’m assuming they are including a cellar as part of the triplex but still.

  8. My apologies to the, um, architect? There actually is a firebox in there. I thought it was a flat expanse. Guess the fire extinguisher is an 'abundance of caution' and not irony. I would have preferred irony.
