☞ DWELL: 240 Lenox Avenue in Contract
After arriving on the market back in March for $3.2 million, the 23 foot wide corner house with a mansard roof at 122nd and Lenox just went into contract a couple of days ago. The 2-family, fixer-upper with 5,755 foot of space eventually had a price cut back at the end of April and is currently set at $2.5 million. This landmark Mount Morris Park building at 240 Lenox reportedly has 9 bedrooms, 5 baths, 7 fireplaces and some of the original details in place. Interior photos Bath and kitchen photos have not been published so one could probably assume that this townhouse will probably need a lot work done to get it back into shape. Thanks Christopher. This is going to be drop dead gorgeous when its restored (and I hope they are planning on restoring and not gutting). This strip of Lenox is looking up day by day and rightly so. It’s a lovely boulevard.

ReplyDeleteThe building should be zoned for commercial use, I hope they make the basement available for a commercial tenant, they could provide services to make it easy for a restaurant to setup shop in this prime location, they should be able to get a good tenant and income stream.
ReplyDeletewould be nice but I’m not sure where they could run a vent stack, although I’m sure something could be worked out, and having any manner of restaurant raises insurance rates something wicked.
