The Balton at 311 West 127th Street and St. Nicholas Avenue has announced that it is ready to rent out. This 75/25 mixed-income rental project starting rising up on a huge abandoned lot back in late 2009 and was under construction for most of 2010. Middle-income apartment make up 75% of the building while 25% are reserved for low-income households. Looking at the income guidlines, it would appear that middle-income basically starts off from $52K-$100K to qualify for the lowest price studio renting for $1,492 a month: LINK.
Amenities within the new construction also includes outdoor playground, refrigerated storage for resident deliveries, rooftop terrace and an indoor fitness center. One of the things I love most about Harlem is its potential to be a Manhattan neighborhood where people of many income levels can co-exist. This building is a great advance in that direction.
ReplyDeleteincome limits mean that this was built with government funds (i.e. taxpayer's money). So the few benefit at the cost of all.
ReplyDeleteBetter that the government encourages across the board cuts in the costs to build in this City - taxes, permits, tickets, delays, etc - are ALL in government control. Allowing it to be cheaper and quicker to build will encourage more construction which will in turn lower prices for all. This is the way it is in the rest of the United States.

ReplyDeleteActually, that is not what "income limits mean." Do a little research. Developers are given incentives to provide affordable housing.
$1492 for a studio? That doesn't seem like any especially great/affordable price to me...
