☞ DWELL: 458 West 145th Back in Contract




Number 458 West 145th Street which is located between Amsterdam and Convent has been on the market since January 2010 and has been in and out of contract without a final closing for the past year. Now that all is about to change.  An initial asking price set at $1.1 million did not work out and the house went into contract last year after price reductions lowered the Hamilton Heights home to $800K but it was on the market again for $850K by the fall.

This 15-foot-wide building is the former 4-story Baton Rouge townhouse with 3,176 square foot of space and is pretty much set up as multi-level restaurant.  Most of the floors appear to be in an open layout so setting up various living quarters would require some work and the cellar level has a full industrial kitchen in place. There is even a full bar on the garden level for those who want to seriously entertain.  Most of the immediate block is residential with not much going on but the A,B,C,D trains are a few blocks east and is close to more commercial offerings.

An inside tip has now confirmed that Number 458 West 145th Street was foreclosed on in the past few months and that a new buyer has placed the property in contract just over a week ago.  Folks up in Hamilton Heights should now expect a new eatery to arrive once everything finishes up and this time expect it to be more successful and affordable than the last.  The new proprietor is reportedly the owner of a pioneering Lenox Avenue eatery that is still very popular today and arrived before much was happening on the block in South Harlem.  Lets just say for now that folks should expect to get some good latte in the heights once the deal closes and the new restaurant finishes up.  More details can be found on the broker site: LINK

  1. I hope this is true. The main problem with the last place is that the food was terrible.

    1. I know! and it didn't help that the place opened in the Fall of 2008 and had that ridiculous, pricey membership scheme...

      I'd noticed the "for sale" signs had gone down, and now I know why...
